Welcome to Home EPC Ltd

Our company is set up to provide Energy Performance Certificates and full Home Information Packs to the domestic property market.

Cutting out third parties and coming to us directly will save you time and money.

We operate within a 50 mile radius of Guildford, although contracts further afield are not precluded.

An Energy Performance Certificate (EPC) is a mandatory part of the Home Information Pack (HIP) that is required for the marketing for sale of all domestic properties in England and Wales. An EPC is also required for the marketing of properties for rental with effect from October 2008.

We hold the ABBE Level 3 Diploma in Domestic Energy Assessment and are therefore qualified to issue Energy Performance Certificates. We are also members of the BREC and EPC Accreditation Schemes and are fully covered for both Professional Indemnity (PI) and Public Liability (PL) Insurance. Scheme membership also allows us to offer full HIPs direct to the market.

A Home EPC Energy Assessor will use a method called RDSAP (Reduced Data Standard Assessment Procedure) to calculate the energy performance of your property. Some of the key actions will be as follows:

  • Establish the age of your property and any extensions.
  • Measure your property and make a note of the external perimeter walls.
  • Look in your loft and ascertain the degree of loft insulation you have, particularly its depth.
  • Record the extent and age of double glazing.
  • Note the details of your boiler and hot water cylinder and any space heating devices and controls.
  • Verify and record what fixed light fittings you have.
  • Offer advice on how to make your particular property more energy efficient.

All collected data will then be input into an approved software system which will generate the report.

The software will produce a graphic display and will rate the property’s current efficiency and carbon footprint and will compare that to its potential efficiency. The potential efficiency will be determined by modelling the property on the basis that simple recommendations included in the EPC are implemented by the seller or buyer.
